Our Dream Home - Colour Selections

Now that we had finalised and paid our Deposits, Signed Tenders, Contracts and Designs Drawn up - It was time to select Colour combinations on our house. Before going into appointment of colour selections we had already looked into certain Brick colours and style of New Living Homes so we had vague idea what we would go for. We booked an appointment with NLH - Springfarm Display homes to choose our Internal, External and Joinery Colours on 28/10/2017.

We had 5 Colour Schemes to choose from, both Internal and External. And we were allowed to make 2 changes in each scheme we choose from other schemes available.  After about 40-45 minutes of examining schemes we came to choose following -

Internal and Joinery - Colour Scheme 3 (Took Cupboard Doors and Kickboards Colour as White from Colour Scheme 5)

This Included:

Benchtop - Tornado Stone

Melamine Cupboard Doors & Vanity - Polytec Polar White

Carpet - Enforcer  7600 Mineral

Entry Door - Hume Savoy XS26, Translucent Laminate 


External - Colur Scheme 2 (Took Roof Tiles, Gutter, Fascia from Colour Scheme 4)

This Included:

Main and Feature Brick - Austral, Urban One Range, Pepper

Roof Tiles - Monier, Traditional Range, Barrumundi

Gutter, Fascia - Monument

Concrete Driveway - Charcoal

Garage Door - Surfmist

Feature Weatherboard Cladding - Surfmist

Moroka Texture Finish - Surftmist

Our Dream Home - Plans

While we signed our Tender and Contracts exchanged, our plans for house were drawn. As you already know that we went ahead with the design available to us in our House and Land Package i.e. Maple4 - 10m Zero; Bay Facade. However, we did made some changes as per our liking in the design as per below.

We relocated Bed 2 to Home Theatre location and Home Theatre to the Bed 2. We also added Glass sliding door to the Home Theatre that opens up to the Alfresco. We also reconfigured our Laundry to create a Walk in Pantry (WIP). So that gives a bit of space to keep Kitchen articles. We also changed the position of Laundry Tub, Linen Cupboard and Laundry Door to suit the design. We relocated Gas Point internally in Living Room so that it gives a bit of free space in the corridor. As per below diagram we would have 4 Bedrooms, a Home Theatre, Living and Dining, Kitchen, Garage and an Alfresco with a Small Front and Backyards.

Things like Fencing, Landscaping and Window fittings are not included in our initial plans of our package. We will have to get these completed from outside. For now we are very happy with the design structure of new dream home and cant wait till April/May 2018 when the land gets registered for construction to start. And definately a very positive review for New Living Homes who have really helped us through this process so far. Our next process would be to select the Internal and External colour schemes. 19/09/2017 - 10% of Land paid to Marsdens Law Group (Dart West Developments).

07/10/2017 - 5% of House paid to New Living Homes.

07/10/2017 - Building Contract and Tender Signed.

28/10/2017 - Colour Selections done for Joinery, Interior and Exterior.

08/11/2017 - Contracts exchanged with other Solicitor.

15/01/2018 - Stamp Duty for Land paid to Office of State Revenue.

17/04/2018 - Land Registered under Deposited Plan.

24/04/2018 - Formal Approval received from the Bank

14/05/2018 - Land Settlement.

07/06/2018 - CDC Lodged with Camden Council by the builder. 

19/06/2018 - First Home Buyer Grant Approved.

06/07/2018 - CDC approved by Camden Council.

10/07/2018 - Validation Letter received from the builder.

12/07/2018 - Letter of Commencement (LOC) received from the Bank.

08/08/2018 - Released for Construction.

18/08/2018 - Excavation completed.

24/08/2018 - Slab cured.

14/09/2018 - Framing done.

21/09/2018 - Roof completed.

12/10/2018 - Brickwork completed.

19/10/2018 - Bricks cleaned.

02/11/2018 - Plasterboard (internal walls) put up.

06/11/2018 - Plantation Shutters measurement and ordered with Ublinds Pty Ltd.

09/11/2018 - Doors locked, Kitchen put in, Electricity/Gas Meters cited.


Our Dream Home - Deposits

Its that time in our lives where we (Avani and I) have now successfully booked a Land and House package. We will finally be able to have a piece of land which we can call home. Soon.

After Krishiv was born in 2014 and a job change in 2016 owning a house was the only dream which was yet to be fullfilled.

We started looking for homes after we got a pre-approval from the bank. We knew our budget but were not very successful initially in finding a nice place as easily as first we thought. Every weekend we would go out and have a look at all display homes around and getting ourselves confused with each house we look at. Frustrated week after week, we both finally liked a place in Gregory Hills, NSW, Sydney. On 20th Aug. 2017 we booked a 300m2 lot. The design we went with is Maple 4 - 10m Zero; Bay Facade from builder New Living Homes.

After booking the lot we secured the lot on 19th Sept. 2017 by paying 10% of Land Deposit via our Solicitor Diaz & Diaz Solicitors. Once the Land Contract was signed and deposit paid we also signed a Building Contract with New Living Homes on 7th Oct. 2017 by paying 5% Building Deposit.

We will now wait till Land registers in May 2018. I will still keep writing as we progress in our building process.

2016: The Year That Was

Yet again it is 31st night today as another year comes to an end. As usual people have been looking at what they achieved in the year gone by and plan what they need to do in the coming year to achieve their goals. I am no different.

2016 in a nutshell was a year of change and milestones for me.  One big change that i made in this year is that i changed the job. I wasnt really happy with what was going on at previous workplace like others and was not appreciated at all for the efforts i was putting in for getting the work done. On top of that there were fake people with fake smiles, fake promises and showed fake dreams that they would never help me to achieve. So i took the decision to leave the company for which i worked for 8 years in late July - early August. 4 months down in new job i feel i made the best decision of my life.

Four months into a new job i participated in an Innovations Idea Competition where employees were encouraged to give their Innovative Ideas to make business more efficient. With all my knowledge i wrote about 3-D printing and the ways in which it can help business grow. I was appreciated with a letter from our Head Office in Europe and with a momento jersey with the competition logo. Htowever didnt win the competition i was satisfied with the way they appreciated employees efforts who provided their respective Innovative Ideas which never happened at my previous work place.

Another great achievement of this year is that my this blog website completed 10 years of its existence. Over 10 years i have wrote about various topics from sports to philosophy and from politics to religions. Hope my readers have enjoyed my writings and my thoughts over the years. As a mark of successful 10 years i have redesigned the website in festive mood and will keep it till 10th January 2017 before it goes back to old familiar design.

Also, my Website development business too completed 10 years this year. I am also in process of making a brand new website for my business which will go live soon in few days before 15th January 2017.

In all 2016 have been very satisfactory with changes that occurred that were totally unplanned. One thing i have learned from the year gone by is that -

"Ignore most of what people say. Watch what they do Instead"
